Your permit jurisdiction

Here is a list of most of the jurisdictions that we work in with a link to their respective building and planning departments. The zoning codes can get pretty involved and confusing, since many codes have amendments and exceptions that change what you might think is allowed or not allowed, so it is always best to talk with them in person, especially if you don’t have an easy piece of property.

Some of the items you need to confirm are:

Setbacks from the front, side, rear
Lot coverage for all buildings
Height limits for attached and or detached structures
Impervious surface coverage, it might be limited and or require additional drainage control.
Environmental concerns, including storm water run-off, is an important and sometimes costly item that you’ll want to ask, what your jurisdiction will and won’t require.

Septic systems can limit where and how big of a structure you can build.

In Snohomish County go to the Health Department website at http://ww2.snohd.org/shdcontactcore/CMSDisclaimer.aspx and follow the directions to obtain a copy of your Septic As-Built drawings.

In King Co you will have to request the As-Built via fax, mail or go into the office. The form is available at http://www.kingcounty.gov/healthservices/health/ehs/wastewater/owners/asbuilts.aspx follow the directions, it takes a week or so for them to mail you a copy, if they have it on file.

If you are on a sewer system it would be a good idea to contact your sewer purveyor and get the sewer As-Built from them, usually a phone call is all it takes but some make you come in. The City of Seattle’s is on line at http://web1.seattle.gov/dpd/sidesewercardsv2/ just type in your address.

Pacific Garages is versed in many of the basic requirements, especially in Snohomish County, The City of Everett and the City of Seattle but many of the other jurisdictions have similar codes but just different enough that we would have to confirm all the above with them. Have fun, if you can call it that, while trying to make your way through the various codes, other wise give us a call or email and we should be able to get you within 95% sure and we can then follow up with the jurisdiction.
