This is an older home in North Seattle. The owner had some crumbling concrete steps and needed and garage. She worked with an Architect and came up with the design and ran her own permits. We tore out the old steps, dug under her existing foundation and created a small one car garage with a roof top deck. We added a third floor, re-sided and re-roofed the home. This was a major renovation and the Owner had bids from other companies that essentially priced it out of her reach. We negotiated a Time and Material contract, with a Not to Exceed clause, and she felt we had saved her enough to just about do all of the interior finish work. This isn’t our typical job but at the time we were looking for a challenging project and learned some valuable lessons.
